 Many lenders have launched new mortgage products at higher loan-to-values in recent months, while the Government has announced schemes to help first time buyers to buy a property.

Figures from unbiased.co.uk found that more than four in ten (41%) of all requests for mortgage advice came from first time buyers in August, up from 38% in July.

Re-mortgage advice dropped slightly from 36% in July to 33% in August but continued to drive a high number of enquiries. Personal retirement planning ranked top of all searches in August, driving 38% of enquiries as the most sought after area of advice.
